Take salaried individuals for example:

Original and one photocopy of your ID or passport

Residential address proof (e.g. water, electricity or gas bill)

Income proof (e.g. tax slip for the recent period and / or bank statements for the recent period and / or employment letter, employment contract containing salary)

Property trading proof: Property Sales & Purchase Agreement, proof of downpayment ,Title Deed

Complete the application form and provide the relevant documents
Bank arranges for property valuation and assesses your application.
In some cities, according to relevant policies, loan amount shall also be confirmed after referring to the guidance price provided by government
Sign the mortgage loan agreement, if you pass the assessment
Complete Title Deed registration (for completed property)/ Title Deed transfer (for pre-sale property) and registration of mortgagee's right at property registration bureau
After all the legal documents have been signed and all the conditions precedent for drawdown have been fulfilled, Bank disburses the loan to the property seller
